Mold is not really a mold problem. It is a moisture problem that has been left alone long enough to grow something. Remove the growth without fixing the water and it comes back — which is why we treat the two as one job.

Killing mold and removing mold are not the same thing

This is the misunderstanding that sells the most useless products and causes the most repeat jobs, so it is worth being precise about.

Mold needs three things: moisture, something organic to eat, and time. Drywall paper, timber, insulation backing and dust all supply the second. Georgia’s climate supplies warmth. So in practice the only one of the three you can actually take away is the water.

Spraying a biocide on a colony kills it. It does not remove it — the material is still there, still discoloured, still able to provoke a reaction in someone sensitive to it, and still sitting in the damp conditions that grew it in the first place. Dead mold is not the goal. Removed material and a dry structure is the goal.

And bleach is the wrong tool on anything porous. On a hard, non-porous surface like tile or sealed metal it is fine. On drywall or timber, the water in it soaks in while the active ingredient largely stays on the surface — so you can leave the growth fed and the surface looking clean. That is the worst of both outcomes.

How a proper remediation is set up

Most of the work happens before anything is removed. Disturbing a colony without containment spreads it through the rest of the building, which turns one room into a whole-house job.

    Find the water first

    Meters and thermal imaging to locate the moisture source. If we cannot explain where the water is coming from, we are not ready to start removing anything.

    Build containment

    Plastic sheeting sealing the work area off from the rest of the building, with a zipped entry. The point is that what we disturb stays in the room.

    Put the area under negative pressure

    An air scrubber with HEPA filtration pulls air out of the containment and exhausts it outside, so air flows into the work area and never out of it.

    Remove, do not clean

    Affected porous material comes out and is bagged inside the containment. Non-porous surfaces are cleaned. HEPA vacuuming afterwards, not sweeping.

    Dry, then verify

    The structure is dried to standard, because the whole exercise fails if the moisture stays. Then the containment comes down.

Step 5 is the one that gets skipped, and it is the one that decides whether you see us again. Structural drying is not an optional extra at the end of a mold job — it is the part that makes the removal permanent.

Do you actually need a mold test?

An honest answer, because testing is where people most often spend money they did not need to spend — and occasionally where they should have spent it and did not.

Testing is usually worth it

  • There is a persistent smell but nothing visible, and the source has not been found
  • A sale, a lease or a landlord dispute needs a document from a third party
  • Someone in the household has a diagnosed sensitivity and their doctor has asked for it
  • A previous remediation was done and you want independent confirmation it worked

Testing usually adds nothing

  • You can already see it — a test tells you what you are looking at, and the treatment is the same either way
  • You want to know the species. It rarely changes the remediation plan
  • Before work, when the visible growth and a moisture reading already explain the problem
  • As a substitute for finding the leak, which is the thing that actually matters

Where we stand on this: the inspection is free and we will tell you honestly whether a paid test would tell you anything useful. When independent testing is genuinely the right call, it should be done by someone who is not also selling you the remediation — and we will say that too.

The health question, answered carefully

We are a restoration company, not medical professionals, and this is an area where a lot of frightening and unsupported things get said in order to sell work.

What is broadly accepted by public-health bodies is that damp indoor environments and mold growth are associated with respiratory symptoms — coughing, wheezing, irritation of the eyes, nose and throat — and that people with asthma, allergies or weakened immune systems tend to be affected more than others. Reactions vary a great deal between individuals.

What we will not do is diagnose anyone, attribute a specific illness to a specific colony, or use the phrase “toxic black mold” to move a quote along. If someone in the house is unwell and you think the damp may be involved, that is a conversation for a doctor, not for a restoration estimator.

What we can tell you is where the moisture is, what material it has affected, and what removing it involves. That is our part of the problem, and it is the part that has to be fixed regardless of who is or is not reacting to it.

Why it grew here, and why it comes back

The humid months do half the work

Mold needs sustained moisture, and a Georgia summer supplies high humidity for months at a time. A leak that would dry out on its own in a drier climate does not always do so here.

Crawlspaces are the classic source

On the slab-and-crawlspace ranch homes common around Lilburn, water sits under the floor where nobody looks. The living space smells musty for weeks before anyone finds why.

Red clay holds water against the building

Georgia clay drains poorly, so after heavy rain it keeps moisture in contact with foundations and crawlspace vents long after the yard looks dry.

It comes back when only the growth was treated

Every repeat job we are called to has the same cause: someone removed what they could see and nobody fixed the water. The underlying water damage is the real job.

Questions about mold

Is it black mold?

“Black mold” is not a scientific category — plenty of harmless molds are dark and plenty of problem molds are not. Colour does not tell you much, and it does not change what has to happen: find the water, contain the area, remove the affected material, dry the structure. Anyone leading a quote with the phrase is selling fear rather than a plan.

Does my insurance cover mold?

It depends on how it got there. Mold that resulted from a sudden, covered water event — a burst pipe you reported promptly — is often covered, sometimes up to a capped amount. Mold from a long-running leak or from deferred maintenance is usually excluded. This is the single strongest argument for calling on the night rather than the following week.

Can I just clean it myself?

A small patch on a hard non-porous surface, with the leak already fixed, is a reasonable DIY job. The moment it is on drywall, in insulation, behind a cabinet or larger than a small area, cleaning without containment spreads it — and you still have not addressed the water.

Do we have to move out?

Usually not. Containment exists precisely so the rest of the house stays usable. Larger jobs, or work involving a bedroom belonging to someone with a diagnosed sensitivity, are the exceptions, and we will say so before starting rather than after.

How long does remediation take?

The removal itself is often a day or two. Drying the structure afterwards is what sets the overall timeline, and that depends on what got wet and how deeply. You get a target on day one from the moisture readings.

Will it come back?

Not if the water source was fixed and the structure was dried to standard and documented. If it does return in the same place, the moisture was never resolved — and that is a question worth putting to whoever did the original work.

Does water damage always lead to mold?

No. It leads to mold when moisture stays in the building. Given a food source and Georgia humidity, growth can begin within roughly one to two days, so the deciding factor is how quickly the structure is dried rather than how much water there was. A small leak left inside a wall cavity for a fortnight is far more likely to produce mold than a large spill that was extracted and dried the same day.
