Can Hardwood Floors Be Saved After Water Damage?
The answer depends on several factors: how long the water sat before extraction, the depth of saturation, the species of wood, whether the wood is solid or engineered, and whether the subfloor beneath absorbed enough moisture to cause buckling from below. Hardwood floors caught within the first few hours by professional drying have a reasonable chance of being saved. Floors that sat for 24 hours or more are significantly more likely to require replacement.
What Water Does to Hardwood Over Time
Hardwood is hygroscopic — it absorbs and releases moisture based on its environment. When flooded, wood fibers swell rapidly. Initially this appears as cupping — the edges of boards rising higher than the center. If water continues to be absorbed, crowning and buckling follow, with boards permanently warping out of their tongue-and-groove connections. Once this mechanical damage occurs, drying cannot reverse it.
The Critical Window: First 24 Hours
Hardwood floors have the best chance of being saved when professional drying begins within the first 24 hours of water exposure. Industrial drying equipment must be placed correctly — in some cases mats designed specifically for hardwood drying are used to pull moisture evenly through the wood from below. This cannot be replicated with consumer fans placed on top of wet floors.
Signs Hardwood Is Too Damaged to Save
Pronounced buckling where multiple boards have lifted significantly from the subfloor. Boards that have separated at seams or popped out of tongue-and-groove connections. Visible delamination in engineered hardwood. Black staining that indicates mold is already growing inside the wood. Any of these signs typically indicate that replacement is the more practical path than attempting to dry in place.
What About the Subfloor Under Hardwood?
This is where hardwood water damage gets expensive. Even if the hardwood surface boards can be dried, if the plywood or OSB subfloor has absorbed enough moisture to swell, the hardwood cannot be refinished flat over it — the subfloor must be dried and sometimes replaced first. We use moisture meters specifically calibrated for hardwood and subfloor to measure both layers independently.
Engineered vs. Solid Hardwood After Water Damage
Solid hardwood is often more resilient to water damage than engineered hardwood because it can be sanded down and refinished even after some warping, as long as the wood hasn't delaminated. Engineered hardwood — layers of wood bonded together — is more vulnerable to delamination from below when the core layer absorbs moisture.
